The Aurora Industrial Building serves as a strategic speculative development designed to spur economic growth within the city’s new industrial park. Supported by the City of Aurora and the IRRR, the building occupies a highly visible highway corner intentionally chosen to generate interest and maximize exposure. DSGW provided guidance on the design and spatial requirements necessary to attract modern tenants, resulting in a versatile “blank canvas” that allows future users to customize the environment to their specific operational needs.

Engineered for heavy-duty industrial use, the precast facility features crane rails to support two 10-ton cranes, a drive-in bay, and multiple loading docks, with the built-in capacity to add more as required. Flexibility remains the cornerstone of the design, allowing administrative offices and support spaces to be easily integrated into the floor plan. The site is designed for significant growth, offering the infrastructure to support expansions up to 100,000-square-feet and increased parking capacity to meet the demands of any tenant with a scaling enterprise.
